    Lane, some comments,

    Surprise, you don't need to insulate , unless you are going to run full time A/C or a freezer locker. Termites love hollow core walls, dark hiddy holes, other insects and vermin too. Just 'say no' to paneling and plywood, termites' fast food. A ceiling helps reduce radiant heat from a metal roof, roof sheathing is better with open high ceilings. A good coat of reflective paint on an aging metal roof is a good investment.

    Wife should consider sub-floor requirements
    Open shelving is better than enclosed cabinets and closets, ventilation and vermin considerations again.
    Electric stove and wall a/c unit.? Consider cost of electricity on the island.
    Varnish inside, oil base enamel outside, especially cap rails.
    Consider a small water heater mounted high in the attic above a solar panel on the roof for gravity feed hot water, with electric back-up.
    Windows? Traditional louvers are better. In-swing casement, if you insist on cleaning glass much of your time.
    If the exterior is already painted, you will need to continue periodic 'clean paint'. If not, treated wood with painted accent ,trim is best.

    What you really need is all available in Honduras.
