The Honduran Congress has issued a " Law of Property" Effective January 2, 2005 which substantially reduces the taxes which apply for transferring titles.
The Good News: The Sales Tax for Transfer of titles has been reduced to a flat 1.5% of the Purchase Price. ( Formerly 3% to 4 % ) The Stamp Tax has been reduced to 1.5 Lempiras per 1,000 Lempiras ( Formerly 3.0 Lempiras per 1,000 ) The Bad News: The Municipality of Roatan has imposed new fees for Cadastral Surveys which are required to inscribe property sales: For the first 200,000. Lempiras of the Contract Value a Flat Fee of 1,000 Lempiras plus 1% of the Value of the Sale or Contract Value above 200,000 Lempiras. ( Formerly a flat fee of 250 Lempiras was charged ) The above Fee by the Municipality of Roatan essentially offsets the purpose of the Law of Property issued by the National Congress to reduce the costs of obtaining clear title to property and is under scrutiny by the Real Estate community as this fee only applies in the Municipality of Roatan and not anywhere else in Honduras.
All in all, we believe the reduction in taxes payable at the time of registration of new sales will be very beneficial to those investing in Honduras, as well as to those needing to get their properties, held for years in their families via private documents, properly titled. NEW PHONE LINES ON ROATAN MEAN NEW #'S Recently, HONDUTEL, Honduras' own telephone company, in association with SIEMENS has installed Fiber Optic cable throughout the Island and Roatan is now beaming with new telephone lines where never before has there been service available. In addition, many existing numbers have been changed or are about to.
