    >The annual ³Port Royal Bay Islands Triathlon -
    >2005 marked the third year of the Port Royal, (not the place on the island
    >but the beer that is distributed here in country), Bay Islands Triathlon. I
    >realize that we are not talking professional baseball, the NBA or NFL here
    >but in all honesty a pretty big deal. The Bay Islands Triathlon is one of
    >ONLY 15 ITU sanctioned races in the Western Hemisphere, in fact the only
    >ITU event in the Caribbean and Central America. A pretty big deal actually.
    >This year 120 athletes participated in this race, quickly becoming one that
    >is considered on of the toughest on the tour. Another blip on the radar
    >screen for this little island, gradually becoming more and more well known.
    >
    >Planning that Honduras Get-Away Just Got-Easier-
    >Need solid information in preparation for that Honduras vacation, or a
    >diving trip to the island of Roatan? Thinking about a possible retirement
    >locale?
    >
    >Visit http://sidewalkmystic.com , The Complete
    >Honduras Vacation Guide. Here you will find a variety of travel information
    >about Roatan as well as information about the mainland. At our site, we
    >include suggested itineraries, the top-10 places to visit, different sites
    >to see and special events throughout the country, packing tips, diving
    >information, budgeting suggestions, cultural awareness and sensitivities,
    >and much, much more. Over 110+ pages and growing every day! Here is a

    >Legal ³Tid Bits² -
    >I often am asked, especially with one of our offices near the cruise ship
    >dock, IF you can own property here on the island. The answer is yes. Not a
    >long term lease like in parts of Mexico, you actually own something just
    >like where you are reading this from more than likely.
    >
    >In 1991 the Congress of this country, (yep just like the states-three
    >branches of government), passed Congressional Decree 90-90 which made the
    >ownership by foreign individuals legal. There are restrictions, which
    >includes not owning more than 3000 square meters, (some mistakenly tell
    >people that equates to 3Ž4 ac for the metrically challenged but it does not,
    >more like .72 ac.), if a foreigner wishes to own property within 40 miles of
    >any Honduran border, which includes all of the Bay Islands. The 3000 meters
    >is important in that if you wish to own more it can be accomplished. For
    >example you are husband and wife. Yep 3000 square meters each. Want more
    >than that ? Again it is possible by forming a Honduran corporation, (which
    >actually becomes a ³Honduran²), to do such.
    >
    >Some law firms are now suggesting that the best way to do this is to form a
    >Holding Company and an Investment company, (two corporations). The Holding
    >Company owns the Investment company which has advantages. The cost of this
    >is about $2,500.00. There are some that say you can just do it with one
    >corporation. But I lien to the two corp method. Two things to keep in mind
    >here - first I am not an attorney and you really should seek you own legal
    >advise if you decide to purchase and second is when you do this you are
    >actually forming a company so therefore must file taxes each year. Now
    >although you will in all likelihood not owe any taxes corporately because
    >all you are doing is owning the property, it does not mean that your
    >corporation does not have to file its taxes.
    >
    >Another thing to listen for when dealing with a real estate agent is that
    >there are some that say that if you buy a corporation that owns property
    >(seller owns the corp that owns the property and you are buying the
    >property), is that there are no capital gains taxes. NOT TRUE ! If it is
    >done as described in the previous sentence there are certainly advantages in
    >costs, most prominently closing costs, but it does not mean that if you were
    >to sell capital gains would either have to be paid or passed along like they
    >were passed on to you when you took ownership of the corporation if it was
    >not negotiated at time of possession.
    >
    >Next month legal ³Tid Bits²
    >1 You want to close on property that you wrote a contract on while on the
    >island, but can not make a trip back to the island in the next month. Can
    >you do it ??? Answer yes details next month.
    >2- Closing costs and procedures

    >
    >-Listings of Interest
    >This cute little house is a good starter situation or maybe a starting point
    >for someone that can afford this now
    >but wishes to expand in the future. Mid-island location. At $65,000
    >should certainly be considered.
    >
    >Up in the hills in back of a mid island community sits a group of very nice
    >homes. The area is convenient
    >to gas, banks, shopping. Has great breezes and views. Estate sized, just
    >under one acre. Good site to consider for a grand home-
    > http://www.roatan-realestate.com/listing.php?id=188
    >
    >This commercial opportunity may not be for everyone but a very good bargain
    >on water front property.
    >Over 280 feet of dock space. Great for shipping or marina business. Maybe
    >even a great place for a first class sea food reastaurant. Buildings
    >already in place.
    >
    >Shopping Mall anyone ? This brand new facility was built to sell. Very high
    >traffic location with lots of storage and room to expand.
    >
    >Here is two acres on the water with almost 200¹ of mixed beach and mangrove.
    >Very nice piece for inverstment of your own mini estate.

    >REMAX has announced the listing of a new very intimate planned community
    >called ³Pellican Bay².
    >
    >This new community is only five minutes from the airport has five home sites
    >on beautiful beach and is only 24 home sites small. This new community
    >already has it¹s infrastructure in place and is ready to go. It will have a
    >community pool and is a beautiful tropical setting. Home site prices range
    >from $139,000 to $365,000. If you would like a site plan/price list please
    >email me and I will send you one in a PDF.

    >
    >-Gumba Limba Park
    >One of the neat places to stop in and enjoy for island visitors is the new
    >Gumbalimba Park on West Bay Road. I actually wrote about the start up of
    >this a year or so ago when they first offered the canopy ride through the
    >tree tops, but now the park has really come into it¹s own. With tame
    >monkeys and Parrots not ion cages to hold mug for photos with and just enjoy
    >their company, a cave museum , rope bridge, small lake very pretty island
    >flora, and a beach front restaurant it has evolved into a very nice way to
    >spend some time on the island. The Museum cave is a guided tour of the
    >history of the island starting with the Payan Indians and working its way
    >through the Garifuna, the Pirates and the geography of the island. Very
    >nice family spot that you should make note of. One West Bay road right
    >before West Bay Beach is the turn off to the park.
    >
    >-Smoke on the water-
    >Every year at about this time of year farmers from much of Central America
    >and Mexico in a tradition that has gone on for hundreds of years, burn from
    >there field the remains of crop vegetation in order to plant
    >anew. When the wind blows as it has the past week or so, opposite of its
    >normal southeast flow, much of the area, including the island has a smoke
    >haze, in some places like Tegucigulpa actually prevents plans, (small ones
    >that shuttle back and forth to the Bay Islands), from taking off. Travel
    >has been a challenge. I know of one attorney that took a bus, then a boat to
    >get to the island for a closing after postponing it for almost three days.
    >This age old tradition the various government have tried to discourage
    >though the hundreds of years and generation after generation of various
    >cultures doing it will be a tough sell for many more years to come.
    >Tough to allow for travel wise, though most connecting flights come through
    >San Pedro which has a bit of a better track record travel wise.
    >
    >--Parting ²CHUCKLE²-
    >This has been out there awhile, but every time I see it I get a smile. In
    >fact save it to listen to on my desk top when I need a smile. Enjoy-
    >(note-this is a mpeg music video and may take a bit to
